ROOF REPORTS FOR
REAL ESTATE & ESCROW
Agents, buyers, sellers, and escrow officers rely on us for written roof reports that hold up during a transaction. These are separate from the free estimates we offer homeowners who are hiring us directly for a repair or re-roof — here's what each report includes and what it costs.
- Licensed & insured since 1969
- Written reports for agents, lenders & escrow
- Serving all of Southern California
Two Reports, Depending on What You Need
Both reports are prepared in writing so they can be shared with your agent, buyer, seller, lender, or escrow officer.
Escrow Estimate
$100A repair or re-roof quote based on a home inspector's report. We review the findings from an existing home inspection and provide a written cost estimate for the recommended roof work — no separate site visit required.
- Review of your home inspector's report
- Written repair or re-roof quote
- Delivered in a format you can share with escrow
Roof Inspection & Estimate
$350Our licensed team inspects the roof in person, identifies any issues, recommends repairs or replacement, and provides a written estimate for the work.
- On-site roof inspection by our licensed team
- Written findings and recommendations
- Estimate for repair or replacement
This $350 fee is credited toward your repair or re-roof project if you choose Chaparosa Roofing to complete the work.
Pricing reflects our current rates for real estate and escrow reports and is subject to change. Please confirm current pricing, scope, and scheduling with our office before ordering a report.
How This Is Different From Our Free Estimates
The free estimates you may have seen elsewhere on our site are for homeowners who are ready to hire Chaparosa Roofing to perform repair or replacement work on their own home.
Real estate and escrow reports are a different service. They're prepared specifically to support a transaction — often reviewed by agents, buyers, sellers, lenders, or escrow officers — and involve documentation and a written work product that goes beyond a standard sales estimate. That extra time and documentation is why a fee applies.
We introduced these two report options so real estate clients know exactly what to expect up front, and so there's no confusion about scope or cost during a transaction.

Common Questions
Why isn't this free like Chaparosa's other estimates?
Our free estimates are for homeowners hiring us directly for repair or replacement work. Real estate and escrow reports are prepared specifically to support a transaction and require additional documentation, which is why the Escrow Estimate ($100) and Roof Inspection & Estimate ($350) carry a fee.
What's the difference between the two reports?
The Escrow Estimate ($100) is based on an existing home inspector's report — we review those findings and provide a written repair or re-roof quote without visiting the property. The Roof Inspection & Estimate ($350) includes our own licensed team inspecting the roof in person before we provide recommendations and an estimate.
Can the fee be applied toward the cost of the roof work?
Yes, for the Roof Inspection & Estimate. If you choose Chaparosa Roofing to complete the repair or re-roof after that $350 inspection, the fee is credited toward the project.
Who orders these reports?
Real estate agents, home buyers and sellers, and escrow or title companies request these reports most often, typically during the inspection contingency period of a home sale.
