The Commercial Flat Roof Standard

TPO (Thermoplastic Polyolefin) has become the most widely installed commercial roofing membrane in North America — and for good reason. It combines the reflective energy performance of white membranes with the proven durability of heat-welded seam technology.

Engineered for Desert Heat

In the High Desert, commercial cooling costs can account for 40% or more of a building’s energy bill. TPO’s white reflective surface bounces back up to 80% of solar radiation, keeping the building cooler and HVAC systems running more efficiently.

Seamless Waterproofing

The key to any flat roof is the integrity of its seams. TPO’s heat-welded seams create a permanent molecular bond that’s actually stronger than the membrane itself. Unlike glued or taped seams that can separate over time, heat welds maintain their strength for the life of the roof.

Low-Cost, High-Value Protection

For building owners looking for the best value in commercial roofing, TPO delivers. The material cost is competitive, installation is efficient, and the energy savings begin immediately. Combined with manufacturer warranties up to 30 years, TPO offers one of the best ROI profiles in commercial roofing.

How We Install TPO Roofing

Roof Survey

We inspect the existing roof membrane, insulation, and deck. Core samples are taken to assess moisture levels and insulation R-value.

01
Step 1: Roof Survey

Insulation & Substrate

Rigid polyiso insulation boards are mechanically attached or adhered to create the proper slope for drainage.

02
Step 2: Insulation & Substrate

Membrane Installation

TPO sheets are rolled out and heat-welded at every seam using robotic welding equipment for consistent, permanent bonds.

03
Step 3: Membrane Installation

Flashing & Penetrations

All curbs, pipes, drains, and parapet walls receive custom-fabricated TPO flashing for complete waterproofing.

Advantages & Considerations

Advantages

  • Highly energy efficient — reflects up to 80% of solar heat
  • Heat-welded seams are stronger than the membrane itself
  • Resists chemicals, grease, and biological growth
  • Lightweight — no structural concerns
  • Cost-effective for large commercial areas

Considerations

  • Requires specialized equipment and training
  • Thinner membranes (45 mil) can puncture from foot traffic
  • Limited color options compared to other materials

What Makes TPO Roofing Stand Out

01

Heat-Welded Seams

Hot-air welding creates molecular bonds at every seam that are actually stronger than the membrane sheet itself — eliminating the #1 source of flat roof leaks.

02

Energy Star Rated

White TPO membranes meet Energy Star and California Title 24 cool roof requirements, significantly reducing cooling costs for commercial buildings.

03

Chemical Resistance

TPO resists restaurant grease, HVAC chemicals, and industrial pollutants that deteriorate other single-ply membranes.

04

Custom Fabrication

Factory-fabricated accessories for corners, curbs, and penetrations ensure clean details and faster installation with fewer potential leak points.

Common Questions About TPO Roofing

How long does TPO roofing last?

With proper installation and periodic maintenance, TPO roofs typically last 20-30 years. Thicker membranes (60-80 mil) and regular inspections extend lifespan toward the higher end of that range.

Is TPO better than EPDM for commercial roofs?

For the High Desert, TPO generally outperforms EPDM because of its superior heat-weldable seams and reflective white surface. EPDM's black surface absorbs heat, making it less energy efficient in our climate.
